Description

Jamestown Cottage lies in the heart of the rolling Eskdale Hills just 10 miles north-west of Langholm. An established favourite with many guests, Jamestown provides an ideal setting for a relaxing holiday. Enjoy stunning views from every window, watch amazing wildlife, learn about the year-round activities of a traditional hill farm, or simply explore the area at your leisure and come home to a cosy log fire.

The entrance hall leads into the fully fitted kitchen/dining room. Craftsman-built kitchen units incorporate a ceramic hob and fan oven, dishwasher and fridge. There is a separate well-equipped utility room with deep freeze.

The south-facing sitting-room is furnished with large comfortable chairs around a traditional open log fire. There are two bright and warm bedrooms - one double with extra single bed and one twin-bedded room. The shower room has a power shower.

The emphasis is on comfort, with tiled floors and fitted carpets throughout. Framed prints on the walls are by local artists. There is a flat screen television and DVD player with good selection of DVDs. Books, maps and leaflets on local places of interest are provided. Most guests appreciate that there is no internet and no mobile phone signal. A landline phone is provided for the use of guests.

The enclosed garden has a paved sitting area with garden furniture. Views from the cottage are of rolling unspoilt hills and grazing sheep.

Directions

From the South: Leave the M6 motorway at Junction 44 and take the A7 north to Langholm. Before leaving Langholm turn left onto the B709. After 5 miles turn right into the village of Bentpath, cross the river and turn left. After 1 mile bear right and continue up the Meggat Water for approx. 3 miles. At the end of the public road turn left across the bridge and left again to Jamestown.

From the North: Follow the A7 South from Edinburgh through Hawick to Langholm, turning right onto the B709 then as above.

From the West: Leave the M74 at Lockerbie and take the B7068 eastwards to Langholm, turning left onto the B709 at The Buccleuch Centre, then continue as above.

Booking Terms

Rental period
Weekly bookings normally commence on a Saturday. Alternative start dates and short breaks can be arranged subject to availability - please enquire.

Arrival and departure times
Occupancy is from 4.00pm on the day of arrival until 10.00am on the day of departure

Rates
Rates are from £650 per week depending on season and number in party.
Rates for Christmas, New Year, special events and short breaks are available on request.
Rates are inclusive of VAT, bed linen, towels, electricity, heating and logs for the fire. Essential cleaning materials and toiletries are also provided at no additional cost.

Confirmation of bookings
All bookings are provisional until confirmed by phone or email. Bookings can be made online or by completion of a booking form.

A deposit of £150 per week is payable to secure a booking. The balance of payment is due 28 days prior to arrival.

Cancellation
In the event of cancellation we regret that no refund will be given unless the cottage can be re-let. It is recommended that customers purchase cancellation insurance. In the event that we cancel your holiday for reasons beyond our control a full refund will be given.

Owner Access
The owner reserves the right to enter the properties for maintenance or other reasons.

Sub-letting
Sub-letting is not permitted. Number of occupants must not exceed the number indicated at time of booking.

Damages
Guests are responsible for any damage caused to furnishings, fittings and equipment that occurs during their stay and a charge will be made for any such damage. Guests are asked to treat the cottages with respect and to report any breakages or maintenance issues. The cottages must be left clean and tidy. Waste for recycling must be removed from the cottages at the end of your holiday.

Telephone
Due to the remote location there is no internet and no mobile phone reception at the cottages. A landline is available for use by guests. Money should be left to cover phone calls.

Pets
Dogs, cats and other pets cannot be accommodated at the cottages.

Smoking
Smoking is not permitted in the cottages.

Breach of Terms and Conditions
If you are asked to leave due to breach of these Terms and Conditions, no refund will be made.

  1. At Glendinning Farm Cottages we are unable to accept pets.
  2. There is no internet/mobile phone reception (a landline is provided in each cottage)
